General Leasing Terms and Conditions

  • Base Rental Rate for space other than Executive Suites is $10-15 / square foot / year plus CAM, sales tax and refundable security deposit.
  • Parking spaces are sufficient for all tenants but specific numbers are allocated based on square footage.
  • Signage for each leased space must be approved in writing and is at the tenant's sole cost and expense.
  • Tenant Build Out is subject to plans and specifications approved in writing by Landlord, and at Tenant’s sole cost and expense.
  • Permitted Use of the property is as approved and defined within the lease agreement.
  • Lease Terms and Renewals are as defined within the lease agreement.
  • Executive Suites leasing terms are for a period of one year. Rent is flat fee based on square footage and options selected for Wi-Fi, phone and furnishings. Sales tax and refundable security deposit is additional.
  • Smoking is permitted in designated areas outside the building only.
  • Vehicle types in designated parking areas are defined with lease agreements. No overnight parking is permitted without written approval.
