CAM - What it is and Who is Responsible +

CAM refers to common area maintenance costs which are added to monthly rent with the amount based on square footage of the leased space. All tenants with the exception of Executive Suites pay CAM. CAM covers the costs of real property taxes, building insurance, general maintenance of common areas,  repairs, replacement and cleaning of common areas, elevators, stairways, landscaping and irrigation, signage for the building and roadways leading to the property, parking lot and walkway lighting, air conditioning in common areas, repairs and replacement of the building roof, gutters, downspouts, exterior painting, parking lot repairs and repaving, maintenance and repair of fire protection and alarm monitoring systems, storm drainage, waste sewer systems, trash disposal, electricity in public areas, payroll costs of personnel needed to operate the building, fees for licenses and permits, property owners and management fees.

Tenant Maintenance and Repair Responsibilities +

All tenants other than Executive Suites, are responsible for all repairs and maintenance that is required on the interior of their leased space. Tenants also assume responsibility for electric set up and monthly costs, phone and fax set up, interior cleaning, plumbing and AC repairs, water damage, and signage for their business. Tenants should provide normal maintenance of their AC equipment and keep their AC running 24/7 except during cold, dry weather. See lease for details of tenant/landlord responsibilities.

Landlord Maintenance and Repair Responsibilities +

The landlord is responsible for all repairs and maintenance in common grounds and on the exterior of leased spaces. This includes roofing, painting, plumbing, AC, electric, lighting, parking lots, landscaping, cleaning, and building signage. See lease for details of tenant/landlord responsibilities.

Executive Suite Tenant Responsibilities +

Tenants in Executive Suites are responsible for repairs, cleaning and maintenance for their rented space. Unless part of their lease agreement, tenants pay for phone and fax services, Wi-Fi, furnishings, painting, carpeting and room lighting.

Executive Suite Landlord Responsibilities +

The landlord in Executive Suites is responsible for repairs and maintenance of all shared spaces including entry area, hallway, kitchen, bathroom and conference room. Landlord is also responsible for electric, plumbing, AC, walls and flooring in these areas. Landlord assumes responsibility for TV in conference room and furnishings for shared areas. Landlord is also responsible for all repairs and maintenance within property common grounds and on the exterior of the building. This includes roofing, painting, plumbing, AC, electric, lighting, parking lots, landscaping, cleaning, and building signage. Wi-Fi Service and Support +

For all tenants who pay CAM, Wi-Fi is automatically included. Service is provided by Comcast. Executive Suite tenants may select an option for Wi-Fi that is added to their normal monthly rent. Please complete our form if you require Wi-Fi service and tell us more about your problem.
